Our approach removes ambiguity between design, documentation, and construction by defining responsibility at every stage — before commitments are made.
Our Delivery Model
We operate across three integrated pathways, depending on project maturity and client objectives:
- Stage 1 — Pre-Construction
- Stage 2 — Design & Documentation
- Stage 3 — Build Only

Stage 1 — Pre-Construction
Pre-Construction is used where scope, cost, or buildability is not yet resolved.
- Design & Value Optimisation
- Construction cost planning
- Structural and services coordination input
- Buildability and sequencing review
- Risk identification and mitigation
- Scope alignment to budget expectations
Pre-Construction may be engaged standalone or as the gateway to Design & Construct.

Stage 2 — Design & Documentation
ArcAbodes leads and coordinates the design process to deliver permit-ready, buildable documentation.
At completion, clients have:
- Coordinated documentation
- Clear inclusions and exclusions
- A reliable cost basis for construction
Stage 3 — Build Only
(Head Contractor Pathway)
ArcAbodes manages all construction works using client supplied documentation.
- Design responsibility remains with their appointed consultants.
- Construction is delivered under a Build Only (Head Contractor) engagement.
- ArcAbodes manages all trades, site delivery, compliance and coordination.
- Projects may include Class 1 and Class 2 residential buildings.
